  • How do I know if my attic is suitable for conversion?
    Determining if your attic is suitable for conversion involves several key considerations. Height: Ideally, the ceiling height should be at least 2.2 meters (about 7 feet 3 inches) at its highest point to ensure a comfortable living space. Structure: Traditional framed roofs with rafters are usually easier to convert compared to modern trussed roofs, which may require additional alterations. Access: A permanent staircase is essential for safe and practical access to the attic. Floor Strength: One of the most important considerations is ensuring that the roofing structure is properly reinforced and able to support the additional weight and stress that conversion may put on it. Insulation and Ventilation: Proper insulation is crucial for energy efficiency, and good ventilation is necessary to prevent moisture build-up. Natural Light: Installing skylights or dormer windows can provide necessary light and ventilation.
  • Do I Need Planning Permission?
    In most cases, planning permission is not required for an attic conversion in Ireland. Substantial changes such as raising the roof or adding dormer windows will require planning permission.
  • Can I sell my three bedroom house as a four bedroom?
    No, planning permission will be required should you wish to sell the property with an additional fourth bedroom. All our attic conversions are certified by an independent architect. This certificate will provide prospective purchasers with the assurance that your attic conversion complies with the necessary building regulations.
  • Is it possible to have an ensuite in my attic conversion?
    Yes, if you have enough room for an ensuite we can discuss this with you during the design phase. It may be necessary to install a pump shower to ensure there is enough water pressure.
  • Do our solar heating panels need to be moved to facilitate the attic conversion?
    It is very common that solar panels will need to be moved. Should this be necessary, we recommended contacting the original installer to request the panels are moved. This ensures any warranty you have is not affected by the conversion,
  • How long does it take?
    We estimate it will take 10-14 working days to complete your conversion. We will do our very best to create as little inconvenience as possible to you and your family.
  • How much does it cost?
    A basic conversion starts at approximately €20,000. We would be happy to visit your home and provide a free, no obligation quotation.
